@Michael Tripp thank you I didnt plan on just asking I was just looking for some advice on where to start: sounds like the podcast and the posts here is where I will start.

I already have started the process myself. I know a little about REI. I have spent much time doing homework, I've been to a few meetups, read several books, tons of articles and so on; now I finally have the capital to begin it's a different story to take action than to read. I appreciate the advice!

@Dan Mackin well, the reason why is because after doing a little research; Orlando seems to be the best spot due to population. Booming companies, Disney is there. The weather, and the price of properties is significantly less than Colorado or california where I was prior for the last 4 years. So I figure a 3 bedroom SFH for about 150k is a better start than 300+ for a SFH..

I'm new in REI, currently living in Denver, CO. Looking for a mentor or guidance to buying my first property. I'm thinking about buying out of state.. maybe Orlando, FL.. thoughts/opinion?? Looking for a rental property.

Hello everyone, 

I am located in San Diego, i have been interested in real estate investing for quite some time now; but i have had a lot of stuff going on the last year or so; finally, life is set in the right direction now so i can finally focus some time into my financial goals. I do not know too much about investing; so i am kind of looking for other beginners/advanced individuals as well as some mentors to help me learn the roads! Also, whatever i can do to help others in return i am very experienced in technology and the health an fitness fields!

Hey all, 

I'm starting out in San diego so obviously properties cost a lot more than average.. i don't really have money for a down payment and I'm not really interested in flipping houses, my main interest is rental properties.. if I can put together a deal to flip I will, but as stated it's not my intention. 

Does anyone have any suggestions on how I can get started ??
