I've been 2 months ago to the Orlando, FL area and it is booming. They can't even keep up with demand.  What are ya'llz opinions on a cashflow property (really a Disney Airbnb is the model I'm looking at) and whether a house or townhome would be best? 

Is this market too difficult to compete?

@Eric M. thanks for the note. Ya of course. And I wouldn't expect to just get that for free! Time the most valuable commodity for $250/500 I think someone would be interested.  With that, I understand this is all about relationships and it's really just finding that right partner. Thanks again for the feedback. 

PS - I'm originally from Arl. Hts! Grew up there my whole life. 

@John Warren ya I understand it's a fast moving market given the market and low interest rates.  I appreciate your feedback! Yea it makes it a bit more difficult as I live in Berlin, Germany, but my other office is in Chicago, so I'm there typically every qtr.  I need yes a reliable contractor as well as a great estimator. That's what I'm hearing.  Thanks a lot though. Will need to continue to do my research to find my first flip!

 @Jonathan Klemm ya I'm looking in west suburbs around the 2BR for around $200k trying to convert to 3BR and add a bath ideally to make it a 3BR 2BA, but really need to estimate costs better. I guess is most important, so I can assess whether it's a solid flip or not

What's the process to find a solid estimator for the rehab costs, so I can flip. Does anyone have any recs in Illinois?

@Frank Geiger it’s bc it’s my first property and it’s as an investment property. That’s why they keep saying I cannot get approved. I’m sure I could find a hard money lender, but again not in a huge hurry either way. Appreciate your help! Let’s connect on LinkedIn

Hey BP!

I’m currently living in Berlin, Germany, but originally from Chicago! I’m looking specifically for a first property, which will be an investment in Chicago downtown, but I’m having trouble getting financing.

My current situation is okay credit, but still not great at 670. I do have equity 100-150k I can put down and make decent 6 figures.

Does anyone have good lenders or creative ways I can get 200-250k?
