Thanks all. really good points and perspectives. I really want my nexy property to be a duplex (one for simplicity and two for solid tenancy). The only downaide I see for duplex is its cap rate, it seems to be a little harder to recoup income faster but probably much less headache. Thanks again!

I have been looking at multifamily a lot and ran into a 4plex property with a goos cash flow statement that was a slam dunk it seemed, but each unit was 1bed 1bath. Is it hard to find long-term tenant for this? Or am I better off 2 bed 1 bath duplex? The duplex seemed harder to positive cash flow off of than the 4plex
