I'll keep it simple:

my goal is to get off the sideliines and into the game.  I've spent the past 6 months educating myself on BP, reading/podcasts, and studying for my license exam.  Now I need to get my feet wet in a deal for myself or for others, but I need to start the "hands on "learning process.

Hey Shawn,

I have never used a peer to peer lending site for anything but there is a BP podcast on this exact subject.  It is podcast #29 (an older one) with Dawn Anastasi.  I believe she is active on the site maybe try reaching out to her.  Good luck.

Hey Kevin,

Welcome to BP, I am also a newbie from San Diego.  You mentioned that you are looking for some good podcasts and books.  The podcasts on here have been a great resource for me.  I have no prior real estate experience but by just listening to the podcasts in the car has helped me gain knowledge in the various facets of real estate.  You should definitely check them out and they also give lots of book recommendations in the podcast that will keep you busy for a while.  I hope to see you more on the forums and best of luck.

Hello BP,

My name is Steve and I am an aspiring real estate investor from San Diego.  I am in the education phase of real estate and have been browsing the forums for the past few months and listening to all the great podcasts that are on this site.  I was an insurance broker from 2012 until the beginning of 2015 when the brokerage i was working with and I cordially parted ways.  I still have an income from my book of business and for the past 6 months have been earning a living through coaching tennis ( I played in college) and playing poker as I used to play professionally online when that was still allowed in the US.  In doing so, I have saved up a nice nest egg and am looking for "the next chapter" in my life which has bought me to real estate.  I want to use my tennis coaching and my poker as a way to fund my deals as they are both flexible which gives me time to work around my real estate, they both give me a good $$ return per hour, and i enjoy them both.  I have always had an interest in real estate and been entrepreneurial so i think this is the right path for me.  The challenge for me and seemingly everyone else in San Diego is finding properties that are worth investing in as almost no place I've been able to find in the area has any good cash flow numbers.  In the meantime, I would love to learn the local market and the real estate game by becoming a realtor, property manager, etc. as I think the experience would be invaluable to furthering my real estate education.  I would love to meet anyone from BP for lunch or coffee to see how we can help each other grow.  Also, if anyone has suggestions on some local real estate meetups that are good for a newbie please let me know.  Thanks again.
