Somebody who offers 50% of net profits to their AR's might just be looking to steal your identity.

It sounded more like a an internal wholesaler position more than anything else. It kind of scared me that the guy was out in Georgia and I am from Chicago. He also wanted me to pay for my background check. A little fishy for a guy who spams craigslist.

I drove by a potential wholesale deal today (Grass was 3 feet high). When I got home I realized that the owner had paid the tax bill recently. Should I still pursue it?

In a basic nutshell you find a property that the owner is willing to give up equity in and you market it to other investors. When you find the investor for the property you then take the difference between your asking price and the home owners asking price.

I have a conference call for the job of an acquisition rep. It is a 1099 job that pays around 2-5K a deal. I will let you know how the call goes tomorrow.

I am not sure about pre-foreclosure list on Zillow. I think it means that a broker has not yet but a price on it for the banks(BPO). When it goes to auction, it will go to a site like auctions.com and usually the bank as a minimum bid put on the property so that if it does not hit the minimum price  it goes back to the bank. 

Another thing about Zillow values is they usually are just a starting point because it does not evaluate the interior at all so it can only be so accurate.

I am sure this is a faux-pas but has anyone ever asked someone on craigslist who claims to be a cash buyer for financing? It is just a thought that popped into my head and I was wondering if it worked?

One of my students just bought a  2 million dollar strip mall with no money in the deal, and his credit sucks, but nobody ever asked him about his credit.   He just created a situation that helped the old owner out.  The owners kids didnt want the property and he didnt really want to sell, but he did want his kids to get the money from the property.  So we made that happen.

Can you please go into greater detail on how your student did that? I am in the same situation as him.
