I want to say thank you to everyone who weighed in. I took the advise of @Chris Clothier and went to the Turnkey Co. and the are paying for the cost. Also going to the Management Co that we want to approve anything over $50 unless its an emergency. Again Thank you everyone

@Chris Clothier Yes it was a house that was supposedly renovated before I bought it. And yes the after the tenant moved in claimed her refrigerator didn't fit. I don't know if the Mgr was there or not. the Property Mgr is not associated with the Turnkey Co. 

@Caleb Heimsoth We bout it from Buy Memphis now. Not sure what part maybe Southaven or whitehaven. the zip is 38116. It cost $200. What is turnover Cost? Is that where you have to go back in and paint and new flooring?

Christine, Since the house was built in the 1950s and the Turnkey Co.Kept all the cabinets that were already there. I'm assuming it would fit a regular size fridge. I recently had an inspection done and there is a pic of the kitchen and her fridge looks to be extra large. it even wider then the cabinets

My wife and I recently bought our first rental property from a turnkey co. A tenant moved in and found out that their refrigerator did not fit in the area for the fridge due to some upper cabinets. So she went to our property manager to ask to remove the cabinets. 

I found out that we were billed for the removal. When I questioned it he said it is the property owners responsibility to provide adequate space for tenants appliances. He said since the house  was built in the 1950s and refrigerators were shorter then today's refrigerators its the owners responsibility to provide adequate space. The house is located in Memphis Tn in case laws are different state to state. My questions are 

1. can a tenant remove cabinets under repairs so the property Mgr does not have to get our permission to the repairs if under $250 Per mgmt agreement. Or are we financially obligated at all to pay for this?

2. When the Turnkey Co. was rehabbing the house wouldn't it be their responsibility to see this and make sure the space would fit today's refrigerators?

Just my two cents. When looking for a mentor I have found that people or are willing to be mentors for someone they either want you to work for them for free or pay them, which is fine I understand that. The other options are courses like Flip 2 Freedom (Sean Terry) or Clever Investor (Cody Sperber) or others.  in my research these are the most reputable. The common theme here in BP is ... all the info you need is here for free, which it is.

For some people who works 40 + hours per week and wants to get out of that  9-5 asap, they may not want to take the time to sift through all threads, pod casts and such, these courses may be a more time efficient way plus from what I seen they off money back Guarantees. So if they don't work for you, you get your money back. Again just my two cents

Thank you Ross for your input. I want to focus on Wholesaling to get out of my JOB and was thinking about both...target marketing and EDDM. just wanted  to see if other investors were using this service and what kind of responses they  were getting to see if it would be worth the expense. Based on your response I'm thinking it might be worth a try. Again Thanks

I'm curious if any one has used the Every Door Direct Mail Service through the United States Post office and what kind of response rate your received?
