Does Fremont requires owner to occupied at least the front or the ADU?

Hi BP Family, 

I'm located in California and I'm working on my first small MF property. I've done some SF, but are definitely virgin with MF. Looking for a good commercial lender to work on this deal and potentially future projects as well. Would love to get some input on this process from the community: 

1. Is it better to work with a local lender, or distant relationship is no issues here? 

2. How to decide on which lender you should send your private sensitive (tax, income) information to? 

3. Is it better to work with a Broker or directly with a lender? Hope to hear from both sides. 

4. What are some favorite lenders that BPers like to work with? 

Gonna stop the questionnaire here before we loose all the readers. Thank you everyone in advance !

Depending on the scale of the remodel, the city will not be okay with a walk through inspection. Most likely will require you to cut some drywall at various location so they can see how the electrical is run. You can search the city website and look for an email address with the building department, and send an anonymous email to see if they can give you some answers.

@Jay Hinrichs This thread have been a year, but I just found it from googling about asset protection. Jay brought up many good points about this issues. To your point about hiring an attorney to look at the insurance policy and seeing still many loopholes form insurance company. How did you deal with this issues, or its just the risk that we have to deal with? Did you require your tenant to having rental insurance? Also, did you have one umbrella or more for your rentals, since you have quite a lot?

@Cortney Jones - Thank you for your inputs. I'm getting an inspection next week on the house. The seller does not want to pay for agent commission. I am talking our a few agents I know to potentially work with them on this deal. This is my first post on BP, and the feedback really helps to guide me in the right direction.

@Mindy Jensen, thanks for your feed back Mindy. Yes, the owner is an agent and most likely will not want to pay for selling fees. I'm meeting with him today to see what he wants for the property and what terms. Then after I will decide whether to work with a real estate attorney, or an agent. For my first deal with FSBO, I probably need someone to look over my shoulder.
