Good evening,

I am a newbie to this world (although I was around the move and flip market as kid via my parents) I am very green to the real estate investing market and after any advice to grow and learn.

I’ve done my basic research/learning (books/podcasts) in the single family rental marketing and their different variations of investing the past few months to see if this is something that I would like do. I believe its time to dip my hand in.

Im 36 y/o and I’ve been lucky enough in my previous job to make a nice chunk of money at the end. I really want to diversify my portfolio especially with this volatile stock market which I have been too heavy in.

Im reaching out in this forum hoping to get some different ideas/opinions than what my financial advisor is giving me. There seems to be a lot of very smart/savvy people in here. Basically asking “what would you do”

This might sound “whatever” but I promise you it’s not, Im genuinely looking for some different ideas that y’all might have.

I live in the DFW. I have a little over 1 million cash that I’m willing to invest into the housing market. I don’t know if I should use leverage or cash and what price range I should target for my first rental, then what would be the suggested basic strategy moving forward for a goal never having to get another 9 to 5er.
