Hello,

I currently have a tenant that is section 8 and shes having her boyfriend stay over often. She asked me today that he might move in in the near feature and I said if your relationship gets to that point we will just need to add him to the lease.1st question how does that effect section 8? Do I need to notified them or is that something she does? 2nd He wants to have a dog move in. Its a small dog what would a reasonable charge be?

For whats its worth in Manchester CT 3 family house was 226k owner occupied insurance is $2,100

This is my first year doing taxes as an owner occupied 3 family house. This past year I had two folders one that I put all receipts that where costs to my unit and the other was for my 2 tenants. As I am getting organized to meet with my CPA at end of the month, I have realized I could have done this more efficiently. I have started an excel sheet but then started wonder would it be worth it to invest into QuickBooks? I do plan on expanding my portfolio however I think it’s going to be 2-3years before I recoup the costs of this house/renovations that it needs before I will have enough money for another down payment. If I did go with QuickBooks recommendations on desktop version vs online? Any and all advise would be greatly appreciated!

@Account Closed My approach was to keep my monthly bills down so I went with a higher deducible. How often do you think you would actually put in a claim? Food for thought

@Karleena Tobin I made one on google sheets so that when I viewing a property I could add all the misc expensive to the sheet quick that they "happened to forget" to tell you before hand. Did this all on my phone which was nice avoid the eager drive home to update my excel sheet's.

I have a section 8 tenant that they are going on the 2nd year renting from me. During the annual re inspection I was told  that the attic needs a handrail ( I didn't realize it never had one). Is this something I can do my self if I look up the local building code or do I need to higher a licence contractor for this? Does a permit need to be pulled for a single stair way?  

@Benjamin Danard not sure what town its located in but for reference I've had friends rent studios in rough shape in center of Hartford for $600 and $1100 in West Hartford. Town location in central CT can make a huge difference. Your agent should be able to pull comps for the the past year in the area.
