As a Baltimore Investor that currently lives in California, I would say it’s def about the team. If you plan to run a real estate business where you are not handling the day-to-day (property mgmt, construction, etc.) like myself then it is not as big if a difference from investing in your backyard. I would say the caveat is you you need to put ,ore care into vetting people and building relationships with people that you trust. Technology and FaceTime help a lot when sharing photos and videos of the property, but to be honest if there was structural or electrical damage my contractor would know better than myself looking at it.

Welcome to BP @Tiffiny Robinson ! Funny enough I am looking to get my first deal done in Louisville. I am looking to target MultiFamilies, and currently in the process of finding lenders that want to work with an out-of-state investor from California.

This has all been extremely helpful information! I plan to use the MLS or Commercial search sites to look at possible markets I want to invest more attention and research into (i.e. good broker and agent.).

I am beginning down my journey through a partnership and I’ve heard many BP podcasts and have read people doing them, but not much detail on what it actually entails on paper.

For example how does ownership reflect in writing? Are people tying it all to an LLC? How do banks loan if it is a partnership vs sole?

I assume "it generally depends and I should talk to an REI lawyer", but generally interested in how other people are approaching it?

Any tips to finding potential multifamily units using Zillow? I've tried using the additional search features, but It doesnt seem to have a real function for identifying "duplexes" "fourplexes" "multis." Maybe I am just using the wrong site for this all together?
