@Gregory H.  I read Real Estate contract law, passed an exam and never practiced. I appreciate your comments but i don't know better. They might have blended commercial and residential leases clauses.

@Drew Sygit I acknowledge that tenant screening issues as my fault, they did not qualify to rent from us. However, 1 tenant have large amount of cash reserves that were considered during before the lease was signed. Hostile attitude started after the new lease (second rental) was signed. That's because irresponsible/unemployed tenant couldn't plan or handle the stress to move. They didn't move out of the previous property for a week and left a mess.

I agree with your Central Air comment. For lease renewal part they were OK to renew for 1 year around May, reminder should have been sent (Good feedback). I forgot the Renter's insurance the renter's insurance "interested party" part.

I did tell them month to month is much higher and is currently not offered since i don't make those decisions. (Comparable around us charge 20-25% for 3 month lease and do not offer month to month)

At this point, it's better that they move on to buy a house or find another rental that would be more economical. We were told that our rent is too high and they are been ripped off. The rent is very reasonably priced. We do not want to renew.

@Jonathan R McLaughlin That's a great point of view. We don't want to pursue a legal action. On the other hand, we want to make sure that all rents are paid in full. I acknowledge there were issues in past and we worked with them as well. Heating issues were resolved.

From my verbal conversation with the tenants, they want to withhold money and want us to use some part of their security deposit.

Our lease also says, "If the notice is given later than required, Rent is due for the entirety of the renewal term" The notice should have been given to us in end of April and we understand there was a lot on uncertainty because of COVID-19. Again, at that time tenants wanted to renew for an year and changed their mind later. We are happy that they are buying a house. 

A local landlord is suggesting to post an eviction notice or notice to quit for last 3 days for late payments of rent and inadequate notice to vacate. I haven't. This notice would demand the 2 month rent upfront (1 month is past due) and 3 month utilities security deposit (1 not billed, 2 not use). In this case, tenants are paying money 15 day upfront.

What you think about that? Or we should take a mellow approach. Again, we don't want tenant to think that security deposit is their rent. Any other suggestion that don't violate their rights and get our point across?

As you realize, I'm new at doing PM. Lots of mistake were made. I appreciate all your comments and feedback. We are going to go by what is stated in the lease.

@Account Closed We offered them many fair options, including no rent increase this year. They want to buy a house, that is a great step, but didn't start planning for it.

They opted to give notice, that should have come 2 months ago. Considering that we're in middle of a pandemic, we extended the lease for 2 months. I appreciate your opinion.

@Jessie Nunley Expecting that they will not cause issues again.

@Mary M. We have accepted their notice. However, as I mentioned, they want to stay over longer. Since the guy called a threatened us few times. We don't want them there anymore.

@Jill F. I appreciate your comments. We have great insurance policy. Our insurance agent "recommended" that tenants should have one. I agree will less favorable time after August. I get notified by mail about the change in coverage. We're in 2020, don't the insurance carriers have e-mails?

@Joyce Tavares If I was is CA or NY, I would prefer month to month as well. I have managed properties in NY as well. Generally, it's not a norm in PA, near me, to do month to month lease. For shorter terms, a premium is charged.

We financed again the same year with a larger bank, where the loan term was much longer and interest a little higher. The bank paid the FCU. This new bank appraised property at much lower value. That was unusual but I was OK.

@Joyce Tavares The problem is, they back tracked after choosing option 3. Now, they want to stay over, after August 31st, for another month or 2. Just in case, if they can't get a house within 60 days. That leaves us with no planning. We are very accommodating in general when we proposed option 3 (maybe we made a mistake extending that courtesy.) We don't want to waste time/resources in dispute either. Thanks for your inputs
