Retail value is ~250k, outstanding mortgage is ~50k, so they have equity to use.

I am trying to structure a deal with some family members who inherited a home (3 ways).  In order to not outlay cash, I am trying to figure out how to structure a deal where their equity is considered for down payment and I buy it out over the next 5 years.

I have never done creative financing like this so don't really know where to start.  Any pointers would be appreciated.

I realized my error. I was loading the purchase price in, not the amount financed, so it wasn't capturing my actual cost of acquisition, just the cost of the property. So basically, I was not counting the VA funding fee in as part of the expense.

This property was purchased with a VA loan, $0 down, and all closing costs financed in, so yeah, something for nothing is right in this case (save the service to our country).


So, equity was the wrong word, because I do have a good bit of equity with debt pay down and appreciation. But, I have zero "skin in the game". Knowing this, does a negative CoC make sense?

But I have negate equity in the property; that’s what I was assuming was creating the negative calculation.

I have a property that produces $539 positive cash flow each month.  My question is, when I run the numbers, it shows a negative Cash on Cash return.  I believe this is because I borrowed more than the value of the property, but just wanted to see if the general consensus agrees.

So any spending is documented separately; I have a budget line item for House A: maintenance and another for House B: maintenance so we can easily see how each is doing.  I guess my question is, we currently have a single Maintenance budget line item that both set asides go into and if House A needs some work, money is moved from the general Maintenance line item to the House A: maintenance to cover the expense.

Or should we only deposit House A maintenance set aside into House A: maintenance budget item and House B into its own and have 2 pots of maintenance money?
