Can anyone recommend a service that compiles data on all Lis Pendens filed in New Jersey?

I spend a lot of time sifting through land records, wondering whether there's a company that already does this that I can pay for the data.

This beautiful custom home with a pool was foreclosed (couple is getting divorced).

Owner is trying to sell fast. 

I believe I can purchase at about 60% of ARV.

I want to flip as is but in this area it can take 6 months on the market to sell.

Can I get a conventional Mortgage if I plan on keeping the house vacant till I find a buyer? 

Also, can I get a Mortgage if I buy via an LLC?

I'm curious which auction site did you use? 

I'm in NJ and work with several of them...

I won a home near Trenton NJ in an online auction. I had planned on adding recessed lighting but just realized the ceiling is made of plaster (was built in 1940).

Is it difficult/costly to add spot lights to plaster ceiling (walls are also plaster)?

Since I've never worked with plaster before, is there anything else to be aware of with plaster in terms of rehabbing?

I use a separate LLC for each property so that if something goes wrong at one property my other assets are protected

I've fixed and flipped recently in South Jersey (Westampton Township). I'd like to transition into Brrrr investing, which neighborhoods in South Jersey are profitable?
