Totally random... but have any of you bought a house to flip, and afterwards decided to keep it?  Ie, you liked it better than your actual house?  Just flew into my head and thought I'd see what others may have experienced... LOL. Thanks!

Are you asking if the seller needs to sell at $95k or are you asking the selling TO sell at 95K?  If the appraisal came in at $95k the options are to lower the sales price or put more $$ into the down payment so the bank will approve the loan.  Others may have different options to offer as well.

Great post!! I love the details and the way you described each situation. I think m,any of the errors you made are the same errors most REI make at the beginning. Best of luck in the future!

Hello everyone... I've recently started to become interested in Real Estate investing - specifically flipping houses or purchasing rentals.  I'm a professional working for a large company, but recently realized that while I make a nice living, it wasn't going to get me whee I wanted to go (ie, a warm golf course in my 60s) so I need to start building some wealth.  I have a realtor friend who flips and invests and I talked with him about some options, and then started doing research on the almightly web.  Here I am.  I look forward to meeting many of you.

I'm interested in finding one or two deals a year.  Small homes that need renovations that I can perform myself, or with the help of a few contractors.  Not looking to hit home runs - looking for singles and doubles that can build over time.

I hope to hear from you all, and please drop me a line with any initial advice.  Thanks!  steve
