@Jalen De Leon I find it is always wise to seek out local lenders who truly understand the specific market you're interested in. These types of lenders will have a better idea of what is and is not a good deal. If you need recommendations for reputable local lenders in the Indy area, feel free to DM me.

@David Ning As someone who has been working the Indianapolis market and surrounding areas for the past 14 of my 20 years. I have seen the good and the bad, I have watched some of the biggest names here in Indy get started and have helped most of them in some form or fashion.

Do not get sucked into these people commenting or messaging you about "How great the Indy market is and how they can help you." Most of them wouldn't know what an investment property is if it fell on top of them. It is important to have the right but knowledgeable/experienced team in place.

I recommend Off Leash Construction and @Nick Giulioni team. Nick moved here from California and has built a successful Real Estate business. He knows exactly what it is like to invest from out of state.

If you would like to talk further feel free to DM me. I will be more than happy to provide you with other names or contacts. The Indy RE market is a market or investors, lenders, agents, etc and we all either know each other or we know of one another.

Disclosure - Off Leash Construction is one of my clients.

Quote from @Hubert Theodore:

Hi BiggerPockets people!

I am from the Seattle area and have found a property from a wholesaler in Indianapolis that I am interested in purchasing as an investment. This will be my first long distance purchase and planning to use my own cash for funding.

I am wondering if I should find an agent to help me with the purchase or I should just DIY and just hire a lawyer instead to save on the closing cost.

Any advice is much appreciated!

If you are looking for people hear in the Indy market reach out to @Nick Giulioni. He began his OOS investing from California before moving here. Also reach out Gloria Gear. She is a Realtor who works with both in state and out of state investors and she is an investor herself.

If you need a 3rd party unbiased opinion about a property or neighborhood feel free to DM me. I have been in this market a long time and I know all the players, good and bad.

@Geoff Nielson I am here in Indy and I do 3rd party consulting. I've been doing this for 20 years. I do not list properties or act as an agent. I have no interests in it. If you would like to just chat about what you have maybe I can give you some unbiased opinions on what to do. DM if you would like.

Quote from @Lyle Klein:

I work for New Western at our relatively new Phoenix branch. New Western was founded in 2008. The founders branched off from the wholesaler they worked for at the time because they believed in the industry, but not in the way their previous employer did certain things. Since then New Western has became the fastest growing real estate wholesaler in the country. Not every deal is going to make sense to every investor. I can tell you that they are not where there are at today because their investors aren't making money on their deals. I did a lot of research before going to work for New Western and I can tell you the way they wholesale real estate is the best in the game. They are aware of the stigma behind certain real estate wholesalers and everyday work to overcome that. I can tell you at our Phoenix branch every single employee loves what they do and take an immense amount of pride and accountability in every transaction. I have never seen such an incredible culture within a workplace. To close, please don't use one scenario to generalize a common theme across New Western Acquisitions as a company.

@Tommy Restivo Why Indy? Why go out of state when Florida is a lucrative market to learn RE investing?

Try Circle City Roofing. Ask for Bill Wright. He is has been doing investing for about 20 years here in Indy. The other companies you mentioned are all corporate owned. They are going to over charge you.

If you have to use one of them I suggest any of them except Bone Dry. They are rude, disrespectful, and there crews are lazy. That just my opinion.

Where in 46201? Not all of it is up and coming. A lot of people lately have been over exaggerating this zip code.
