Hi.  I'm looking in to a property for a fix and flip, its my first time and I need help with what fees I need to take in consideration when calculating the roi

please tell me if Im missing anything here

Hi,

I am very new to real estate investing. I just came across a property that sounds like a good fix and flip opportunity. My concern is that in the back of this house there is a  huge cemetery. Is that something that potential buyers will have have a problem with?
