Thank you @Richie Thomas. Yes, this would be a buy n hold. Needing HM/PM for the purchase and rehab short term until refi is possible (6 months?). As for the calculator data entry, what I'm confused about is: Is the money borrowed from the HM lender the full amount of the purchase price? Do I enter that as a "Cash Purchase" or enter the down payment amount only on the next line? Also, the amortization term would only be Months, not Years. This is confusing since the calc also asks for Refinancing months which in my mind is the same as the HM loan term. If you have a sample calc that I could use as a reference to learn from, that would be great.

Hey BP friends,

I'm running numbers on a prop using our BP Rental Property Calculator. This purchase will be done with short term PM/HM funding. How can I properly determine ROI/NOI when funding is short term and conventional loan won't be done until 3-6 months in the deal? Should I try to use the BRRRR calculator instead? The short term figures throws the Rental Calculator metrics out of whack.

Hello BP family,

Been looking into long distance investing in the Reno/Sparks area for small MF doors. Buy n Hold for 5+ years. Anyone have first hand knowledge/experience on the housing market and economic growth for 2020? I know the area took a HUGE dive after the recession. Then had a HUGE increase of rebirth as properties have seen double digit appreciation YOY in some areas. Looking for recommendations of which sub-markets or areas to look into. Also, I would be open to info on PM funding for this area as well. LMK.....

Howzit BPland,

I am hoping to find clear definition as a residential property owner, would/could I be held liable if a tenant's dog bits and injures someone? If the victim is looking for retribution, could I be held responsible? I'm thinking laws may be state specific? Any advice is much appreciated.

Howdy BPland,

I've put myself in the all to common position of using all of my own capital to purchases properties. My growth is currently stalled as I do not have enough reserves to purchase my next property. I'm looking at two strategies in creative financing and methodology. In your professional experiences, over the next two years, would it beneficial to turn to Wholesaling as a means of sourcing funding and build my reserves or look into Seller Financing and still be able to get more doors without the two year down time.
