A question about NNN Walgreens investing. I noticed that Walgreens typically does not have rent increases in their leases and renewals. Why do people still invest in them? Income won't keep up with inflation. Also, as time passes and lease term gets shorter, doesn't the value of these properties go down? What do investors do to keep the value up?

I was considering buying 2 smaller properties instead of one big Walgreens. Say 1 Davita and 1 Dollar General at different locations. There's still risk but it's unlikely that both will vacate at the same time and these smaller properties might be easier to repurpose.

Will Amazon getting into pharmacy business put Walgreens/CVS out of business in a few years? Specially at places where Amazon has Whole Foods stores where they can fill immediate prescriptions as well.

Is there a recommended list of well rated brokers and direct lenders for buying NNN single tenant properties (like Walgreens)?

Many 'The Learning Experience' child care centers are available for sale all over the country. These have long leases and good cap rates. Are these good investments? What are the risks.
