I have a tenant that called me up and informed me that he will be going into a rehab facility for the next 6 months and would like to terminate his lease. There is another 8 months under contract. Any suggestions on how I should handle this? Both from a legal standpoint and a professional standpoint. Thank you in advance.

I am about to close on my first multi family property. It is currently fully tenanted with leases ending at different times. I was wondering if anyone has any advice on this topic regarding: Developing relationships with the tenants? Having them sign new leases or not? Setting up ways for tenants to make payments? Anything I might want to be prepared for “inheriting” tenants? Any advice would be appreciated! Thank you in advance

You have $100k in cash to invest in real estate as you see fit. How would you go about getting some cash flow and watch it grow?

@Nick B. Hi there! I’m new here and was wondering what formula you used to achieve these numbers.
