I have been in contact with both the real estate agent, and even the owner has been very helpful. However, I do want to have a 3rd party's opinion.  Do you have any good appraisers or inspectors you could refer me to in the area?

Hello BP Community, I am looking at a deal in Kansas City on a duplex, and in my research I keep coming across vacancy rates of 4%-27% in KCMO. This is making it difficult to run the numbers. Is there anyone who uses a safe or accurate number who has experience investing in Duplexes in KCMO?

I am new to investing and I looking to do my first deal, I have spent the last 6 months or so doing research, reading books, and looking at deals. I am curious what are some of your top 5 makers or breakers when looking at purchasing a duplex? I know some of my mentors look around for deals in neighborhoods with good schools, some are all numbers and high cash flow, and some of them avoid septic and HOAs etc...  Everyone seems to have their own niche thing, with that being said and being newbie I have not found mine.
