Good day! I was wondering what are the mobile apps that are popular among REI's? I'm looking for something that allows me manage expense / income - set reminders for maintenance / inspection etc. An overall management of the investment portfolio.

Any suggestions please.

It appears you have no other issues with the tenant - get it done with and move on. If you are far from the property, may be ship the filter over to the address and ask them to send you pictures ones changed going forward.

Tenants are tenants, you cannot expect them to change it every month by just sending a reminder.

Why would you sell a cash flowing property, that too your cash flow is 4 digits. Heloc the property and buy more for cash flow. Think through what happens if you sell - triggering taxes, paying fees and all that does not make sense.
