I had a tenant move out without notice and left/abandoned a car without paperwork. I currently have a new tenant and they need the space the abandoned car is taking up. The rental is in California and the car is from Arizona. Has anyone on here ever had to deal with removing an abandoned vehicle?

I lost one rent payment for 1k in this whole mess, it was supposed to process on October 6th. I was talking to another landlord and they brought up a point I had not thought about. It is possible that the erentpayment lawyers are telling them to handle it this way because fraud is involved with eCheckit. I have no idea if this is the case but it is a possibility. Hoping that we all get our missed payments soon but I'm not holding my breath. erentpayments.com has always had great customer service so I'm keeping two properties on their system to see how this shakes out. The rest that I had with them will be switched to another service.

I've been reading up on them and yes, that's what I've found, they're very inefficient and electricity in the area is expensive. If I do any wall or ceiling repairs at least now I know to be careful with how it's done.

If you're in the HVAC industry then that's good enough for me to go ahead with my original plan and install propane wall heaters. Sounds like it's not worth trying to get the old radiant system up and running, if it's even possible to do that.

Bought a rehab in a mountain area and when I purchased it we didn't think it had a heating system, only the fireplace. Yesterday, the old owner stopped by to look at the place and talked to my contractor. He informed them that the house does have a heating system. It has wall and ceiling radiant heat. I've never heard of this before. I knew about radiant floors but had no idea this style of heating existed. 

Does anyone on here have and use this type of heating? We now know what the blank switch panels were used for that are above the regular light switches. I'm trying to find out who I can call to have the system checked out to make sure it's still safe. Also, with the cost of electricity now is it even worth trying to get the system up and running?

Any help and info is greatly appreciated.

I went over to one of my tenant's unit at a 4plex  I own in Kern County, CA yesterday. When I knocked on the door the tenant tried to not let one of her dogs out. It squeezed between her and the door and immediately bit me on the lower leg, drawing blood and puncture wound. Besides the medical end of the situation, which I took care of immediately with antibiotics, have any of you experienced this situation?

I am very interested in hearing what you had to do. I told her she needs to remove the dog from the premises because I don't want him biting any of my other tenants in the other units. I'm currently looking for a notice I can deliver to officially tell her the dog needs to be removed from the premises. 

My lease contract I use says I need to give 30 day notice to have the dog removed but I feel it needs to be done immediately. Unfortunately the lease doesn't mention vicious pets.

From now on I'll be adding an addendum to my lease contracts pertaining to a problem pet.

Appreciate any info, thank you.

@colleen the property is near a lake but it's approximately 1/2 mile away. I'll check if that could be an issue or not.

California I don't know but my guess would be you have legislation your realtor should be familiar with. Inspect it so you know what you have. A new septic in RI is 10- 35 thousand depending on type and closeness to water. for an older home it is worth it. Septic costs are somewhat regional so get a local guy and he may be able to tell you during the inspection the price range for a failed septic in your area.
