Post: Combining 1031 and primary residence

I have a question. I own a property outright that is 650k. It has been my primary residence but I want to move. Could I rent it out for a year and then do a combination of a 1031 exchange. Take 400k to buy an investment property while taking advantage of the 250k tax exemption on capital gains for primary residence?

Due to different circumstances the RV needs to stay in the area it's already in. So, we found a campground in the country, right outside a major college town in Oklahoma. I'm hoping to target couples and small families looking for a camping experience without the hassle.

 I am looking for any RV park in the country that will allow me to park my RV and rent it out.

 Yes there is a market for it. 

Does anyone know of a good place to park and str a trailer? All the rv parks I called said they don't allow it.

Can anyone tell me exactly what part of sec 469 of the tax code that explains what qualifies you as a real estate professional? I am having a disagreement with my CPA. He says that you have to have a 7 days or less on average AND offer significant services. Everything I am reading and the tax class I took says that you have to maintain an average of 7 days or less OR 30 days or less with Significant services. Can someone please shed some light on this. Thanks!
