I was talking with a friend who said they had a $500 water bill from a running toilet. For me personally, I had to clean out the gutters about twice as often as expected at a new property due to clogging from leaves. Did you have any significant surprise maintenance expenses in 2020 (and do you have a plan to avoid them in 2021)?

The house ended up being a bust anyway so I never actually approached the mortgage company about it

@Daniella Sanchez just a conventional mortgage through a bank... no rehab loan or FHA or anything like that

Looking at a property this weekend that seems like it could be a winner. The seller mentioned that the deck is unsound and needs to be torn down. The house itself is fine just the deck is bad. I can deal with the work but I'm wondering if a bank won't put a mortgage on the property because of it?

I bought a property from a wholesaler a few months ago and I am looking for more. I am on that wholesaler's email list, but I'd imagine there are more active in my area (Pittsburgh). The thing is, I can't seem to get in touch with them. I have found several wholesalers websites but they are of course set up for people looking to sell their homes, not for buyers. Usually there is a webform that allows you to enter an address and not much else. I've tried doing this anyway to see if they will call me but no luck so far. Any advice on how wholesalers and cash buyers find each other?

@Parker Eberhard This one is in Garfield. It's a bit of a tricky market but there are definitely some gems! Still some old houses that need some love, which in the right area can make for a good project
