River park area is great, around the hospital on the shore is having a moment as well. Also, keep an eye on the far northwest with all that's going on in New Carlisle.

So 2 options here. 1) move on. She will be an constant pain in the rear client who will blame you for everything and then leave you a bad Google review. Or, 2) take the client, do your best with the listing knowing that it probably won’t sell for the price she wants, but leverage the listing to do open houses to build a book of buyer clients.

A lot of X factors that could affect advice given here. But generally, if you can refi and still cashflow, then that’s a reasonable option. Would be good to know more specifics about the current hold.

Hey Heather! Broker/Owner of an RE brokerage here in South Bend. LY 90% of our business was with out of state investors, and about half of that was in STRs. SFH are more popular. The condos here are hyper competitive and hard to get into for a deal - they just cant build them fast enough. I recommend SFH. To answer your questions, we typically average $400 ADR, w/ a 40% occ - NDU football is the driver. COC return depends on how you buy. More importantly, as with any market, you need to know where to buy. We have two loops where STRs are successful and the class of property you look at in either loop is very different.
