I have owned over 100 single-family houses and I never use LLC or corp. You have 3 layers of protection that you control and don't need one.


1. Management style: Make sure the property is in perfect condition with no hazards. This will prevent almost all lawsuits. Mismanage your property and you will get sued. In 30 years I have only been sued once and my insurance took care of everything. See below.

2. Home owners Insurance: Keep a minimum of $500,000 liability on each house.

3. Umbrella Insurance Policy: Keep a $2,000,000 policy over all of your houses.

The lawyers don't want your personal assets. Don't let anyone scare you into doing LLC's. They want your insurance money.

What is your goal? Would you like to replace your current income stream with cash flow or just build wealth for the future? I personally have always focused on cash flow so that I did not have to work 40 or 60 hours a week at a job. I personally don't care about getting rich in the future. I want to be rich NOW! I don't like the strategy your mentor is sharing at all. Too much speculation.

RE doubles in value about every 20 year in the US. Using a crystal ball to pick a location that will double in 10 years is gambling.

However, if all you want is future money, then that strategy can work. I always buy for cash flow NOW so that I make money in both the up and down market. Heads I win, tails I win. Make sure that you put yourself in that position too and good luck.

I believe that the best time to get started is always now. I find good deals in both the up and down markets. Waiting until next year is like gambling or fortune telling. Learn how to make money now matter what the market is doing and get started ASAP. Good luck.

@Sean Dolan and Pushfire are awesome for SEO and marketing.  They really focus on your company and its needs.  I always have the feeling that they really want to make my company grow.  At least interview them.  Great people.
