Hi Lisa, I think it is a good deal.  Gross rent of 4500/mth.  Numbers work. 

I want acv to protect my investment and also have reasonable premium. Premium for replacement cost is cost prohibitive. Replacement cost is 800k to 900k as building is 7400 sqft and stucco, so premium would be very expensive.

Andrey - I'm sure it is inexpensive compared to Hawaii.  Hopefully the price is right, time will tell.  It is my first multi family so will be good learning experience as well.

I'm looking for a lead or info for landlord policy on 8 unit multifamily in central ohio (near Coumbus).  I want ACV, not replacement cost.  Purchase price is 260k.
