Hi all, 

I have recently started listening to BP podcast and reading many of the books on the website. I keep hearing ads about ConnectInvest for passive note fund investing. They offer 7.5%, 8%, and 9% funds at 6, 12, 24 months I think. 

I have looked through the Offering Circular and it states (contradictory to what they state on the website) that the notes "are not secured by any collateral and are not guaranteed...[]". 

Something else I noticed on the first page of Offering is "The notes are being offered until the earliest of...[] December 31 2024, which may be extended in our sole discretion, or the date on which we terminate the Offering." This doesn't somehow mean that they are going to stop paying the notes after 12/31/2024, right...?

Overall, I feel like if it's being advertised by BP, it should be somewhat safe, but I also realize I shouldn't believe all ads. Do a lot of people on BP have experience with this? Is any due dilligence done on these companies being advertised on BP?

Would love to hear opinions.

exploring different options right now, might start with something temporary for now and then maybe change things permanently later if the codes allow it

it's definitely a bit of a strange building...but the whole building is built like that so maybe that's the "in" thing these days ha

i am sure i will have a zillion more questions down the road...thank you all!!

Hi all,

I am a new investor looking to getting into the rental property business in an apartment. I found a good unit that is being sold as a 2B/2B in a location that I like and am familiar with. Initially, I was thinking I could rent this out to a person/couple or to two friends who might want to be roommates. However, for some reason, the rooms in this unit (and the whole apartment) do not have actual doors (picture and blueprint attached). I feel that for a single person or a couple, this would not be a dealbreaker as one room could be used as the main bedroom and one as an office/personal space. However, for two people being roommates, some privacy would be better I think...

What would be the best way to somehow install doors or some kind of separation? The larger bedroom has a pretty narrow opening that a traditional door likely wouldn't fit. The other bedroom has two openings that make it a bit awkward as well.

Options I am thinking of

1) Thick curtains/drapes: easiest to install, provides some privacy. Fits the relatively narrow spaces well.

2) Sliding doors: a little more privacy but more difficult to install.

3) Walls: possibly need a permit, but might be easier. Thinking possibly two options (pictures below)

Any suggestions or thoughts would be highly appreciated! I am a completely new investor-wannabe and am trying to make this work.
