Julio, great information. I had my first meeting with my accountant and she recommended NOT going with a cost segregation. Her recommendation made me loose confidence in her experience. It’s a Single family home purchased for $250K with land value at $12K. She based her opinion on the income I received this year. It’s a short term rental started in Oct 2024 and earning during this off season is under $10K but cost segregation has nothing to do with rental income only depreciation of the property and with bonus depreciation being 60% this year I think it’s worth it. Is she correct or am I spot on?

Trying to buy in the Hampton Roads area. Doing a 1031 so have to find a deal within the IRS timeline. Any recommendations on a good wholesaler in the HR area?

Jake, do you normally use a Lawyer for that? Or is it done with a Notary and turning it in to the city?

Family home, vacant since 2017. Just installed a new roof but need gutters, porch finished, plumbing, electrical, floors and walls done. If work is done under budget, will expand contract to finish basement and attic. If you are a GC in STL, and your interested let me know. Would like to start on gutters ASAP but indoors after the holiday

Mother deeded over to me some land. There use to be a house there 10 years ago. Burned down and it was just an empty lot in the neighborhood for years. Parents bought it so they could have back yard privacy. They never put anything on it, never fenced it and Mom gave it to me this year. I'm out of state so I was thinking about putting a small house on it for less than $80k and rent it out. Areas is a C- or D+ neighborhood, average house is between $60-80k. Wanted to canvass the brains out there for your opinion on this move and borrow ideas on what should be my first 3 steps. Especially if experienced and if you've done it before.

Peter, I like this idea. I was having problems with a breakin during rehab. Going to used Front Point while rehabbing and then move the system on to the next property while rehabbing. Monitoring with a 3 year contract is only $34 bucks per month. 

Someone stole some copper and want we to be more prepared if they decide to come back.
