Thanks @Caleb Heimsoth - where would I turn for this type of loan?  Hard lenders?  When I explained to them what I was trying to do they didn't suggest that route.

i don't.  Everyone I know has their money tied up in retirement accounts and they don't want to touch that money.  I can't convince them that the risk is lower than what they are getting.   It's a very high level of trust needed to get someone to trust you with that kind of cash.

Sometimes opportunities have a short window of opportunity that waiting a month to fund will result in a lost opportunity.
