thank you everyone. The house is an old brick from 1885. The floors are painted, dented and just worn from 130 years. I'd love to sand them, anyone ever dealt with a fully painted, rough hardwood floor? The nail holes I don't think would be a deal breaker but it sounds like the general consensus is to have them refinished(which would be ideal) or go over them new. Isn't there sandpaper called "no load" that is good about not getting clogged with paint?

Has anyone ever taken hardwood floors in terrible shape and flipped the wood upside down? From the basement the flooring looks as smooth and untouched as a babies bottom. It's work, yes...but free material> what do you guys think?

My house is a two family and I have a loan for 50,000 on it. We live in the top and rent the bottom. It appraised for 90,000. I think realistically it would sell for 75 or 80 K. How can I use this to my advantage to sell and get financing for another fixer upper. I now have a down payment if I sell my home but how can I get financing for a next property that needs a lot of work? Seems like I need a lending expert to speak with as I don't want to lose money having to hire professionals to do all the work due to a fha 203k loan if I cant pay in full for something. I need some sound advice on lenders who will play ball. Any thoughts? Steve from st. louis. Thanks

how does tansactional funding work? Do I need to have enough money personally to cover the loan if my buyer walks? I need someone to explain this process please? Thank you

Thank you, Sirs. I thought a Cash Out refinance was if you had an existing loan?? An officer from Pulaski told me I wanted to do a HELOC but it seems as though the interest rate would be higher eh?

Hi. I have something I want to run by the STL community. I live in South City. I live in a two family with the other unit rented. A friend of mine bought the property for me and need to get a loan to pay him back. My first idea was a HELOC but I also have been learning of a Loan to Value type of loan. I would like to get another property as i'm wanting to get a low end flip or an income property. How can I pay my friend back(50,000) and set myself up to get financing for another property in the next few months?? I guess a double loan situation. Any good experience with lenders??etc I own the home i live in free and clear. Thanks
