Thanks for the info about that product. I’m going to check it out. Do you know if it does damage to pipes? ABS or cast iron? That’s what is in this property.

A tenant of mine caused a major plumbing issue after admitting to pouring cooking grease down the drain over the past 4 months of residency. Needless to say my plumbers tried a number of different methods to unclog the pipe but the grease won't allow their methods to clear the drain. At this point my only option is to start ripping our walls to try to locate the clog, cut out the pipe and replace it. 

My question to the BP world is whether I can make the tenant pay for this. I am going to ask that they do since their neglect caused this issue however it's not stated in my lease anywhere that issues caused by misuse or neglect that result if something having to be repaired is the tenants responsibility. What do you all in the BP community think? Can I make them pay the bill? I'm estimating upwards of $1000 to get this repaired correctly.

@Justin Eaton thanks for the great info. I'd have to agree with Woodbury, taxes seem higher then expected for the area. Gloucester City is an area that would bring cash flow but as for value I'm not too confident about that. The college area seems like there is a lot of competition from investors that have established themselves well there over the years. I'm going to keep looking in the Haddon Township area because what I have found I have liked. Thanks.

yes. Attorney fees are in my lease. If i have to use an attorney to enforce my lease, regardless of the outcome the fee is considered “additional rents”.

Hi Michael. Yes. In NJ you must have a lawyer if you are a LLC to file for eviction.

Hi everyone,

I have an eviction question. Unfortunately evictions aren't new to me however I wanted to know if anyone in the BP world has had success filing for eviction in New Jersey without an attorney if you are a LLC.

I wanted to file for eviction as a scare tactic for a lease violation however my attorney will charge me $250 to do so. I'd love to be able to avoid that if at all possible by filing myself but those of you who know the law know that a business is required to have representation. If anyone has attempted to file without representation for a similar reason as I just listed and have been successful could you let me know.

@Tania Patch I have properties in Pleasantville, NJ. I'll have to check with the town. I'm always battling with them about failed inspections and violation notices from the inspectors in that town.

Can someone direct me to where I can gain access to the landlord-tenant laws in NJ? I've tried google searches but haven't been able to find exactly what I am looking for. The NJ site isn't very helpful either. Is there a document out there that I can download? Where do other NJ landlords get your legal advice from? I know I can easily speak with my attorney but I hate asking a 2 minute question and getting billed for it.
