 I used OLT.com. IIRC the webpage prepared Alabama tax for free and I paper filed by snail mail for free. If you file online then you get charged.  

I know it is to late but remember it for next year.

I think a realtor who I had try to sell my house turned me on to this webpage. It is all run by University of Alabama. Monthly sales/listing is a link in the main site. 

I found a link for Florida years back. If I can find it in my bookmarks, I will post it. It was not as in depth as this one.

Does anybody here take part in the Meetup Group for real estate investors? I joined the group but have not attended any of the meetings. I have been to busy with my new job but want to start networking attending some of the meetings.

 I see what you mean. The first company I have worked with was referred to me by my realtor when I could not sell after the markets went to crap back in 2010. Second company was in a small market and there was only two choices. Met with the owner of that company and could tell he knew what he was doing. Had spreadsheets showing occupancy rates etc. Guaranteed occupancy in 30 days. Real sharp. Just checked them on Google reviews and they are 4.5 out of 5 with 43 reviews. 

My advice is meet with prop managers and turn on your BS meter before you meet them.

I forget what figure the estate tax kicks in. If I recall correctly it was multimillion in value befor estate tax was applied. Mine was way short of that.

Thanks for all the advice. 

I figured I would need an attorney. But if I go into this armed with a general understanding of what a good strategy is I could eliminate me asking unneeded question and running up billable hours.

I have two rental properties, one in Minnesota and one Alabama. I am currently living in Arkansas and about to close on a house which will be my primary residence.  I want to make arrangements so my sister can take care of the management or sales of these properties and then transfer them to my daughter when she is a legal adult. 

What is the easiest way to protect my assets and avoid a probate legal headache for my sister. Will? Living trust? POA?

i received and inherited IRA and it did not go through an estate tax. I make an annual required minimum distribution (RMD) which is calculated based on my age, the age of the deceased in the will, and the orevious years value of the IRA on the final business day of that years. This RMD is taxed like usual income on my 1040. Hope this helps.
