BP Team,

I am an Executive MBA student at UCLA and currently in my final stretch working on my thesis paper. I am consulting with a RE crowdfunding online marketplace to help them determine what, if any, sustainable initiatives (solar, low flow, LED, water harvesting, etc) have a positive ROI or can attract institutional investors.

If you invest/manage in 100+ multi-family units or manage a REIT/mutual fund, have implemented or work in sustainability initiatives, and have 15-30 minutes for a phone call, it would be great to connect. I will be able to share portions of my findings.

I am in the process of making an offer on a tri-plex in North Carolina that is fully rented with a Property Managment company in place. In the past, I have bought non-rented properties and when I found a renter, would use my preferred PM company. One tenant is on a 12-month lease, the other on a month to month and I plan on raising the rent of those on the month to month by 10%. Any advice on the best way to transition to my preferred PM company? Possibly a timeline giving everyone time to adjust?

The issues I'm running into is the low purchase price, I have not found a commercial lender who is willing to do a loan for that low of a price.

I have been trying to get the funding under my personal name.

I am currently under contract for 3-duplexes on one plot of land. My financing fell through and I am in a scramble to find financing before closing. The purchase price is $124k and I can put up to 40% down and local banks/credit unions are willing to provide a secured loan. My current plan is to use a HML to get through closing and then refinance out for better rates. My question is: are lenders restricted by conventional mortgage regulations when providing home equity loans on non-conforming properties. Thank you in advance.
