I was thinking of getting a different color siding? The current siding is in good condition but is an ugly color. Would it appraise higher with a better color?

I just have never seen them before. What makes them so good. With a sliding glass door you have have a screen and let the breeze in. If you have the french doors open than the bugs will get in right? I really don't know and to be honest I have never even seen them before in person.

Is it possible to get a sliding glass door and 100sq ft deck for 5k or less?
I am not sure what I should be paying for it and don't want to get ripped off.

Thanks Mike, for this and the advice on my other thread. Thanks fr the link also.

It is my future mother inlaw. She is selling her house to me. I told her to get an agreement of sale and she called a lawyer she used to work for. There is no money down or anything so there is nothing to lose.
If I do not buy it she will put it on the marker for way more. I can't touch a smiliar house for under 120k.
I spoke with a mortgage broker and will be able to get in the house for the application fee and the rest will be covered w/possible cash back. It will be my first house and I will have over 20k equity, no money down, and possible cash back. I think that is pretty good. The thing is I have to watch my a$$ as my future mother in-law is very slimey. I figure I walk into a lawyers office and read the contract if it says anything I do not understand I will not sign it and not pay.

I am trying to avoid a lawyer

The homeoner and I are going to a lawyer and paying $150 for the sellers agreement. Is that to much?

What do you mean? It is my first house, not an investment. A friend of the family is selling it to me for 95k when all the houses in the area that are the same cookie cutter type are going for 120k to 140k. I do not know what an ARV is can you explain? How is it not a good deal? Do you mean for investment purposes? I am not even a beginner yet so excuse my ignorance.

I am buying a house that is worth 120k for 95k directly from owner.
I feel that if I go to a realtor they will urge the seller to get more money.
That and the seller wants to avoid a realtor.
I have called a mortgage broker and can get a mortgage but I don't know what steps to take.
Can someone tell me what steps to take.

I know a Home equity or refi is 80%. I am buying a house appraised for $115k for $95k. I wanted to know if I could get a heloc for the other $20k.
