Post: IRS Lien Far Out Values the Property, Options?

Context: I have a potential seller that would like to off load a vacant lot (I already have a buyer). The problem is, there is an IRS lien on the property in the amount of $76k. Lots in this particular part of town go for around 12k - 15k on the high end. 

During my research, I learned about a lien discharge and form 14135.

 I have no issues with doing the legwork!

I have worked with a few trash-out and haul-off companies for evictions. The guy that I use most reached out to me directly and offered a service at a competitive rate. I decided that I would give him a try and see how he did. From that point on, he became my primary vendor for haul-off and trash-outs. 

He is On Time, Professional, his bids are all in one and competitive, and he shows up when he says he will. Additionally, he goes above and beyond and will clean up the yard when I didn't ask. 

I am not sure what market you are in but I would use a local title company or if you are in an attorney state use a good attorney. You can always ask questions to make sure that they are wholesaler friendly.

 No Problem! My Property has floor lamps in the living room and overhead lighting everywhere else in the home. The living room has two large windows that let in a lot of light so, I think, the lighter color helps.

As for the other comments, It is possible that grey is a fad and will phase out.

In my most recent renovation, I painted the walls very similar to what you described and I went with a light grey ashy color Vinyl Plank. I chose it based on the look and the fact that the light flooring would reflect a lot more light than a darker color. I then paired it up with a white 3-inch baseboard and quarter round to top it off. I personally loved the look of it and the tenant that is in the unit now also commented on how the flooring looked.
