@Jamia Stevens there are some pretty creative strategies to get properties with low and no money down. Partnership is one of them. I’m always pretty hesitate to give any one a hard no or tell them not to try something although I would be a bit concerned with having no savings for an emergency situation that will probably arise (EX I used every penny I had on the down payment and closing cost of my first rental and then two weeks later had to put a $4k hidden plumbing problem on a credit card). Also I would encourage you to evaluate your budget and income sources if it would take you “years” to save up $10k. Good luck and don’t give up!

@Daniel Pitner a year and half ago I had one single family house netting me $500 a month. Now I have 18 units netting me about $5k a month. I BRRRRed a couple duplexes, got someone to seller finance me a few more with just 10% down and got a partner to put up the down payment on a couple 4plexes. Totally doable! Good luck!

@Colleen Cupp I would say worst case you are learning. I have generally found that anything that gives you experience is not a waste of time. Keep your head up and stay with it and you will do great at whatever. I don’t personally wholesale or flip but if I did I would take more of an active and targeted approach by making calls and knocking on doors rather then sending out mail and waiting for the phone to ring. But again that’s just my unexperienced opinion, I’m sure there are plenty other people on here that have made millions doing it the other way. Good luck!

@Todd Powell I think about this a lot and it changes all the time. $200k annually sounds about right to me but there is a lot of variables that go into this decision. I have a pretty good day job that is pretty flexible and allows me to make a lot of money from it and still focus a lot of time on my investing so it seams silly to give it up any time soon. But as my investing evolves (and as my day job evolves) that could change.

@Deep Shrestha mine are in Baton Rouge LA but it’s my understanding that they have good cash flow markets all over the south and the mid west.

@Bryan Cavellier there is definitely a point where you don’t get your money back. I hear over improvement is one of the biggest rookie mistakes made. However if you are living there as well that adds an additional layer of complexity if you just want your own place to be nice.
