Post: Major Rehab, where to Start for a first timer?

Hi BP,

We are currently exploring a highly profitable flip. The property is in a prime location and rehabs are being done all around this property. Major issue is that the property is down to the studs. It has no roof, no plumbing, no electrical just land it sits on and front frame of the house. How would you suggest going about undertaking this project? Should we go with a builder, general contractor, or bid out the work to individual trades?  The deal comes with design plans. Any suggestion, is this to big a undertaking for a first timer?

HI BP,

My spouse and I are currently looking for a fix and flip deal in the Phoenix metro area. We have $100k to invest in the flip. We find that most deals that are worth anything are around $200k+. How would you suggest funding the rest with rehab cost covered in the whole thing? I know about Hard Money Lenders/Private Money Lenders but they seem to want deal under contract first. What I don't understand is how can I have the deal under contract if the seller wants proof of funds to which i don't have for a cash offer?

I'm BP'ers trying to figure out the samething. How do you get a hold of the lender info? Who is the trustee and how is that info obtained? Also is there a forum or suggestions on how to contact the owner? cold call, letter, flyer, ect?

Hi BP,

Im trying to invest in an out of state market with REO's in Oklahoma . What should i look out for in general contractors to keep them accountable? Are there any strategies or clauses that i could put into an terms of the project? To keep myself from liabilities of payments to sub-contractors or from getting ripped off?

we recently watch the BP video concerning the brrr strategy and it looks great. However, when going through hownit work financially the private/hard money didn't seem to be calculated into the cost. Since the strategy relies on cash out refinance in most situations and you have to hold anywhere from 6mo-18mo before a bank would even consider a loan, how would this be a feesable strategey?
