I have a 3 unit building that I would like to individually meter the electricity and water.  I have searched around and can only find guardian submetering. I will be calling GA Power also to find out options. Has anyone run into this before ?

@Gen Young I would first and foremost educate myself on investing without money. 500k is not a lot of money in California especially when it comes to properties. Then I would decide if I want to be an active or passive investor.

Seeking lenders for multi-family apartments ; ideal lenders will allow seller to carry back 2nd mortgage. I'm currently looking at a 50 unit here in Atlanta.

-lending area - GA, FL, SC, NC

Some markets here in the southeast have small apartments - 10 Units + where you can probably use 100K as a down payment to purchase. I see them all the time
