Post: Taking equity out of a Student Rental Property

Hello, 

I own a single family house that is located near a university. In Toronto Canada.

I live with my wife family in the basement, and I rent out the extra rooms upstairs

I would like to take equity out of the home to purchase another investment.

I don’t have a Mortage and own the home free and clear. 

I been told by mortgage broker that it could not be done since it is a home close to the university and considered a rooming house so they can’t take the equity out.

Does anyone have any more information about this?

I came across the opportunity to purchase a Student rental in the Canada Ontario North york area. (Near to York University), Was wondering if anyone could share there experience in owning and operating a student rental. I am a new investor currently with one duplex, and want to expand into doing more doors.

Hello, 

I recently purchase my First Rental Property SFH (Duplex) in Canada Ontario Hamilton. This is my First Time dealing with Snow Removal Contractors, Does anyone have any advice when choosing a snow removal contractor?

Should they be insured?

What kind of insurance should they have ?

What happens when they are not insured and someone slips and falls on my property?

Also in the future i would like to hire a landscape contractor to maintain the lawn any advice with Landscaping contractors?

So moving on Does any one have a solution i could try?

Currently i am trying to contact my Lawyer to contact the old landlord and see if i can get the last month rent, I have also contacted my Agent to see if she can get a hold of the old landlord. 

Tenant Lease ends November/30/2018, and i have not receive any payment for November.

Great to meet another Canadian here!

I bought the rental property with existing tenant who are staying until the lease is complete. The old landlord has not given me the security deposit for last more rent of the tenant who payed the old landlord property manager and we have have the reciept and waiting for my lawyer to update me.  

Hopefully she contacts me back tomorrow with some good news.

my name is Stephen I am a

New home owner with my first property, the title basic sums everything up. I am in a position where it is pass escrow and I already signed the adjustments being told that the last month and security deposit was never given to the old landlord. I then after find out from the existing tenant that they did give last month rent as a security deposit.  They both have there reciept and I have forward it to my lawyer.

So I am stuck waiting for my lawyer to try to get the old landlord to either give me the last month deposit or back to the existing tenant to pay me. 

Any advice ? Am I going to have to try to get it my self since my lawyer isn’t really getting paid to do this extra stuff but she was the one that told me the tenant did not pay there last month payment( she was told by my realtor who was told by the seller agent)  when they did.

Basically on the last month (upper tenant dec 2018) and (lower tenant August 2018) they will be staying rent free to me because the old landlord did not give me any security deposit.
