howdy I am in Lethbridge and we manage about 500 plus units here and assist investors.

I know a bit about the Alberta market, but am limited in knowledge with regards to specific neigbourhoods, and contacts.

I agree with Matt. (Hey pal!)  It is a pretty steady market down here in Lethbridge. Yes the University and College, agriculture and food processing. We are building multifamily on the west side and it is all renting out pretty quickly.

We are seeing a good influck of BC and Ontario residents into the Lethbridge market for rentals and also moving here. Many of my clients lately have been from BC and Ontario and like the cash flow and low prices that Lethbridge offers.

Thank you very much for your reply. Frank, I have listened to almost all of your podcasts! Thank you! They are a great resource!! 


Regarding the private sewage, my understanding is it is a septic system with a drain field that is located across from the park. The owner owns this land as well. I would have this inspected for sure as I know a couple of local contractors who work on these systems. Anything else I should look out for? I plan to make him a couple of offers with various owner financing.
