Is everyone just going to require first and last month's rent now at the outset of the lease further driving up the cost of housing...unintended consequences!

My understanding is basically the same; they will not be able to raise any rental property values so our rentals can see no increase in taxes. This is not only a good thing for us as investors but also for our tenants. If valuations come out in May and show no increase; I will be able to hold flat on rents to my tenants! This goes a long way to helping me keep my current tenants happy and prevent turnover.

@Beau Fannon yep always some sorta positive in everything! I am refinancing my rentals now and getting quotes less than 4% !!!!

@Allison Stewart if that worried about it one can use the same fields build the exact same structure in MS Word and just remove the header stating TAR and must be agent part...you could even just copy it into paint and remove the header and that would suffice. Application document is not something an applicant can successfully sue over...I welcome that kinda challenge to stand up in court. It has already been fought and lost.

Anecdotally , I use mysmartmove.com for credit and criminal background. You can easily set up a free account as a landlord and send requests to applicants just by having their name and email. Then the tenant pays $40 and fills in their information and you get the reports back. Super simple. 

Lastly, I keep handy qualification criteria document so that can be quickly sent to prospective tenants. Of course I also require proof of income and copy of government issued identification.

@David Ivy Do you have stats on rentals? I think I have asked this before but cannot remember if ABOR gives this same type of info or not.
