@Jarrod Covey Thanks for the info! I believe our city ordinance on tiny homes is actually anywhere from 120 sq. ft. to 900 sq. ft. so maybe this will attract developers/builders that are looking for a little more freedom within that tiny home designation. I am going to reach out to https://villagefarmaustin.com/ and possibly https://constellationatx.com/ to see if they would be interested in doing similar projects in our area. @Zachary Barton I will update once I've made contact with those communities and let everyone know what the word on the tiny home market in the ATX area is!

Hey all. 

I'm curious if anyone has any insight into the tiny home community movement in Austin?

Relationships with developers, etc.?

We have a property in Leander, Tx that I've always wanted to see turned into something more than just a SFR.

I have the vision, but need a developer to bring it to fruition.

I've done some minimal research on a few communities in Austin and most of them appear to just be getting their feet under them. I was curious to see if anyone has any connections to any of them and if so, how they seem to be being received by the community? Are people buying the tiny homes before they can be built or are people hesitant about this movement?

Leander has already created a zoning ordinance for tiny homes and is on the cusp of really starting to see commercial growth. The lot and home sizes in the TOD (Transit Oriented District) are becoming smaller and smaller to realize the vision that the city has for that area. The time may be now and it may be in 5-10 years from now, but I'd like to start getting a feel on the market to see if it's something that is even feasible.

Agree with Costin and Larry. Difficult (doesn’t mean impossible) market to find cash flow properties in. Round Rock seems to have a little more potential from the limited searching around I’ve done. I opted to purchase a home and live in it as primary residence for a few years to pay down the mortgage until we’re in a positive cash flow position on it, then rent it out. About our only option with limited cash funds (and patience) in a market like Leander.

Hey Katie, I’m actually in this process currently. We will be moving out of our current home and renting it out. We will be moving into a home we just went under contract on and living there for a few years, then renting that one out as well. Our decision was based on available cash and the market in our area. It ended up just making sense for us to buy the new home, live in it and pay down the mortgage until it’s in a positive cash flow situation. Our current primary residence is about 60% paid off and will cash flow with or without a mortgage on it. All of those factors are what made our decision for us. I think like Dave said, the decision will ultimately depend on what makes most sense for your life / situation as well as which one makes the most financial sense.
