Unless I am terribly mistaken, I believe Bill E is correct and you can only have one FHA loan outstanding at any time. However, there are other low money down programs available. I believe I purchased my duplex with 5% down. As noted above, speak to various lenders (banks, credit unions, mortgage brokers , et al...)

@Dolores Waldron, The neighborhood varies widely from street to street.  I personally do not rent to college students as I went to the college and understand college partying.  I personally self manage the property as it is owner occupied.  Another reason I do not rent to students is the potential amount of damage and maintenance required.  So far, my tenants have not caused significant damage...but there may be other landlords in the area who have different results.  I suppose its personal preference because the cash flow from student rentals can be significant.

If you have the umbrella insurance in your name, it also has another benefit. If you happen to get into an automobile accident which exceeds your liability limits, the umbrella policy will kick in. The property in an LLC will not provide the excess liability coverage to protect your other assets.
