A late thank you Mat.  I have been zooming in on Irondequoit and 95th Ward.  I plan to come to town soon to ground truth my analyses and I'm kind of nervous about investing in an area so far away as I'm small time and manage all of my properties locally.     

I live in North Carolina and own 4 rental homes here (three I bought with cash and 1 has a small mortgage).  I have been looking at the rental home market in Rochester, NY for the past several weeks and have pinpointed a collection of homes for sale in and around the city that seem to have a good potential.  Using available data and financial techniques I developed over time I identified a few neighborhoods that have homes that if bought and rented could provide the mix or rental income and gross yield that I seek.  I'm not from the area and was hoping for input/advice on these neighborhoods from a local person.  I don't want to be in poor areas and prefer pleasant and safe working class neighborhoods with low turnover.  Can anyone advise me?

The neighborhoods I have located that seem to fit my interest:  Charlotte, Dewey, Greece, Uptonville, Irondequoit.  Areas west side of the Genesee River near downtown see generally good.
