I am surprised by how many posts there are looking for "a property manager", instead of using PM software?.

Anyone with experience using Zillow Rental Manager?. Any other suggestions?.

regarding the $100K/$80K comment, someone asked what the current value is and I am saying between $80 and $100K.

I did not include Capex costs because I do not expect them to factor in the next 5 to 10 years on a complete rehab(everything new).

The property was purchased for $35K, we have a rehab budget of $160K($180K with contingency) so all in for $215K. 75% of ARV is $203K. Maybe $12K oop or if project management is in our favor no oop costs.

Oh, I would ask for $100K, but it would likely sell for $80K.

So 66% vs 75%?. Am I missing something?.

I am finishing(2 wks)a total rehab now and will finance to cash out. Can use that to fund, but will first try to finance. Bank/PM or HM/PM. I am not concerned about the size of the project. Need to verify the accuracy of the cost, be tight on the workflow and budget and get the right team!.

I have owned the property for some time. Had to stop investor activity because of $$$ difficulties, so now starting back. 

I plan to get 2 more estimates and run new numbers.

this off market property is available for me to buy. I have the exclusive until october. the owner is insisting on 155K. the basement is unfinished so I plan to finish it and change the half bath to a full bath. So it will be 3BR 2BA with a finished basement. The ARV will be $205K.

This is a rehab for rent and I would like to freshen up this porch as my project(the rest is hired out). I would like some suggestions from the community. The wood is solid, no rott.

Are they mutually exclusive?. We have more influence over cash flow than appreciation and I would like to aim for both.
