Uhh if it’s a corporation the income doesn’t get passed through, it gets taxed at the corporate level (and then again when the owner receives a dividend)

LLC would work. Don't do a Corp because you're losing the tax benefit of real estate if you own through a corporation (unless it's an S corporation)
