Ceiling height is 20 feet minimum and slopes up to 24 feet. Warehouse has 3 bay doors with manual chain open/close and are 12 feet wide by 14 feet high and the red arrows point to their locations. Also attaching a google image with some labels to understand the layout. I wish I could remove that retention pond in the middle that takes up a lot of space. Some cleanup to do but if you have layout suggestions/upgrade suggestions based off the image please let me know! I appreciate the help.  

My dad has a self storage facility with:

1) 15,000 sq/ft warehouse (no environment control) 

2) 2,000 sq/ft office with 2 bathrooms and 4 rooms 
3) 16,000 sq/ft drive up self storage
4) about 40 parking spaces 

All of the warehouse is being used by his company along with the office. Has security and a gate/fence. Thoughts on upgrades such as software to allow users to rent and pay online (how much does this usually cost?). Also wondering about adding cover or power for RV, cars, and boat parking? For the warehouse do you usually have to upgrade power or sub-divide it to get clients onboard? Did think about adding climate control units in the warehouse but it would be very expensive. Market research indicates units are 60% of what they should be so that is planned to be phased in for existing customers every 10-12 months over 2-3 cycles (do not want to make existing customers angry and leave bad reviews). Not even sure what to do with extra office space. Could use some experienced perspectives! Thank you.
