I have created a substantial amount of capital through the stock market and want to transfer to real estate. I was wondering if anyone knew if there is a way to transfer without paying capital gains tax. Is there an exchange similar to when you do a "1031???" exchange? (I believe that's what its called)

Hey everyone,

I am new to RE investing so I had a question about the different types of homes. I am looking to buy and become a landlord in the greater Seattle area. Upon looking I have noticed that the condos/apartments/townhomes are selling for a lot less than the single family homes. Single family homes are BARELY reaching the 2% (1%) rule so its very hard to find a good deal. I am under the impression that the apartments/condos/townhomes don’t appreciate quite the same. So....

My question is: Does anyone have experience with investing in apartments/condos/townhomes? What are the pros/cons of doing such? 

SECONDARY QUESTION:

I am also looking into multi family homes. Do the separate units rent the same as a single family home with similar specs (ex: 2 bd, 2 ba) for both???

Thank you! I am already in contact with a realtor/broker team that I found from research and Zillow (they seem good so far). I have everything set up with a house that I want to put an offer down on. Is there anything that you recommend when it comes down to getting tenants and setting up that process? Also would you recommend a management team for one property? I have lots of family that would help out if something happened/check out the property.

Thank you for your input! Luckily the area I am looking in is the place where I used to live so I have plenty of family there to handle stuff if something goes wrong.
