Post: Formal RE/Entrepreneur/Investor Mastermind Style Group?

Hi Everyone,

I have run into some obstacles when scaling our business recently, and today I had lunch with a peer 20 years elder who could have saved us much time and resources instead of reinventing the wheel. In general, it was a very motivating experience into what is possible.

For context, my partner and I recently co-founded a Single-Family Rental ("SFR") business in early 2020 in the Philly MSA. Previously I worked for an institutional apartment developer. I've realized as we've scaled the SFR business into the hundreds of homes, it would be beneficial to have other entrepreneurs/investors to connect with in a somewhat formal/recurring environment. Whether to develop mindset, grow a robust network, create urgency with "friendly competition", or just simply be around other like-minded individuals who are taking action and prioritize success in this industry. I have cold-called some investors in the past, met great people through the business, attended a MeetUp style event, but I haven't come across any formal group or membership locally. My friend in Boston mentioned he recently joined a mastermind, Level Up (@levelup_mastermind) and in a few weeks was able to obtain and grow personal knowledge, relationships, and mindset to the point he quit his job to develop luxury homes full time (and has made lifelong friendships!). I am a member of some national masterminds that meet in a facebook group or similar mediums, but it tends to come across more as courses/education that benefit the administrator and are tailored towards amateur new members with little experience (nothing wrong with that!).

Does anyone have recommendations for a group like the above locally in Philly MSA that I and similar peers could apply to? If this does not exist, i'd be interested in starting something. I'm currently a member of HAPCO. In the meantime, if anyone reading this is in SFR, multifamily, syndications, commercial, self storage, or generally investing and desiring to grow and connect with like-minded driven individuals, please feel free to reach out to me on any platform. I believe in the power of network is your net worth, and am really trying to push my and our team's potential over the next 5 years.

Note: I am all for groups with members that are new with no experience. I'm a big believer in abundance as well. Looking back at my experience in wrestling, I found that the largest growth was when I found that coach and club of individuals who prioritized success and set admirable goals. It kept everyone accountable, filters out those who are truly committed and led to amazing results for everyone involved both tangibly and intangibly. Looking forward to responses. I hope everyone is excited for 2022 ! Appreciate this community.

Hi Group,

I currently have 9 multi-unit full-gut / new construction projects either currently under construction, or finishing pre-development. All BRRRR style deals I've been doing on a part-time basis. I wasn't planning on doing this many deals that fast, but now I am seeing the benefit of having a system in place.

I am at the point where I want to scale to 5-6 a month, and realize I need the infrastructure & systems in place in order to do this.

Has anyone had success with any specific management/CRM/organization software to manage more than 10 projects going on at once?

I've talked to a few investors who do 50+ flips a year, so I can imagine there must be some product out there?

Optimally, it would be able to handle about 50-60 projects a year from acquisition to refinance. I have heard someone mention ReSimpli & Housefolio, but have no experience with anything other than a spreadsheet at this point.
